How I Renovated a Condo in Just Three Day Trips
When I decided to launch my first investment project, I knew I wanted to go back to my roots in downtown Pensacola. As a certified interior decorator, I had a clear vision for this distressed 1-bedroom, 2-bathroom condo, but living in the NYC metro area presented a unique challenge: How do you manage a near-total gut renovation from 1,000 miles away?
The answer lies in finding the right team and embracing a virtual-first design process.
The "Three-Visit" Project Timeline
Many people assume that a renovation requires you to be on-site every week. However, I managed this entire project—from viewing to final content capture—with only three day trips to Pensacola.
Trip 1: Viewed and submitted offer on the property.
Tip: I had researched and followed the market in this area for 6 months prior to taking the trip and making the purchase, this is key if you want to capitalize on a specific market.
Trip 2: Met with my contracting team for a few hours to walk through the space, review scope, and finalize paint colors.
Tip: I had a few calls with the team in advance and had sent over a line list and timeline I wanted to follow along with a floorplan/measurements. That way when we met in person we were finalizing the plan, viewing paint on walls, and other finish selections, etc. Items that must be done in person.
Trip 3: Viewed the finished transformation and shot content for Pivot Rentals & Design.
Tip: I had photo/video professionals lined up in advance and had sent over story boards of what I wanted to shoot so I could l get all that I wanted done in a short timeframe.
Virtual Design & Streamlined Communication
Because I had previously managed a large-scale renovation on my primary home, I knew that the key to success is pre-planning. I designed the space entirely from a distance, sending over concepts and finish selections before I ever touched down in Florida.
Communication is the pulse of a remote project. My team and I stayed in touch on a weekly basis, checking in on shipping timelines for materials and reviewing progress photos and videos. This transparency meant I never felt "in the dark" about the state of the condo.
