Welcome to this fully renovated 1-bedroom, 2-bathroom condo located on Garden Street, right in the heart of downtown Pensacola. With 744 square feet of thoughtfully designed living space, this unit blends modern upgrades with comfort and functionality—proof that great design doesn’t require excess, just intention.
As a Pensacola native, choosing to begin my rental investment portfolio here felt personal. Downtown Pensacola isn’t just a location to me—it’s my hometown. My goal with this renovation was to create a space that feels elevated yet welcoming, modern yet rooted in the character of the city that surrounds it.

Vision Within Reason
The tagline Vision Within Reason served as the ethos of this project and the outcome fully embodies it. This is a small condo in an older building, which meant working within real-world constraints—budget, layout, and structure—while still adding a few luxurious features. The result is a balance of budget-friendly selections paired with higher-end finishes, like marble vanities and quartz countertops, that elevate the space without overwhelming it.
Inspired by Downtown Pensacola
Anyone who has spent time downtown knows how lush and vibrant it is—filled with old oak trees, parks, brush, farmers markets, and a beautiful waterfront. I wanted to bring those natural elements indoors, incorporating materials that reflect the environment just outside the door.
The open-concept layout features brand new oak-style LVP flooring, contemporary lighting, and an abundance of natural light that moves effortlessly through the space. The fully updated kitchen includes stainless steel appliances, quartz countertops, and two bar seating areas, making it perfect for both everyday living and entertaining.
Both bathrooms were refreshed with new tile, marble countertop vanities, and modern fixtures, turning them into spa-like spaces. The bedroom offers two closets, including a walk-in, along with mirrored accents that enhance light and openness while providing practical storage.
Nearly Gutted, Fully Revived
This renovation was close to a full gut—watching this condo come back to life was a revitalizing experience, made possible through collaboration with my contractor, BK Imperial Design & Properties. Together, we focused on creating a space that feels calm, functional, and inviting—almost like a new home build.
This project is a reminder that with the right vision—and a realistic approach—you can transform even the most modest spaces into something truly special.
